Construction

Takeoff in hours,
judgement kept human.

AI takeoff software can count doors and measure walls quickly. What wins or loses a bid is everything around the quantities: scope gaps, the right rates, and subcontractor quotes compared on the same basis.

The real shape of the problem

AI construction estimating means measuring quantities from drawings and models automatically, checking them against the specification for scope gaps, and levelling subcontractor quotes, so an estimator spends the bid period pricing risk rather than counting.

Off-the-shelf AI takeoff tools read PDF drawings and recognise symbols, rooms and runs well, and many teams already use one. Three things usually stay manual. The quantities are not tied back to the specification, so an item in the spec book with no line in the estimate goes unnoticed. Rates come from a spreadsheet only one estimator fully understands. And subcontractor quotes arrive in different formats with different exclusions, so comparing them is a day’s work per package.

We build around those gaps, using your cost database and past tenders. Where an IFC model exists, quantities come from it directly and the drawing takeoff becomes a cross-check.

What it handles

01

Quantity takeoff

Counts, lengths and areas from PDF drawings or the model, each quantity linked to the sheet and region it was measured from, so an estimator can check it in seconds.
02

Scope-gap check

Specification sections and drawing notes compared with the estimate, with anything specified but not priced listed before the bid goes in.
03

Quote levelling

Subcontractor quotes read into one table, with inclusions, exclusions and qualifications set side by side so the comparison is like for like.
04

Not: the price

Rates, risk allowances, margin and the decision to bid are the estimator’s and the director’s. The system prepares the ground; it does not set a number.

How we validate it

We rerun tenders you have already priced, ideally including ones that went to contract, so the final account shows what the quantities really were. Takeoff is judged trade by trade against those quantities, and the scope-gap check on whether it finds the items that later became variations. The results tell you which trades to trust it on and which still need a full manual measure.

Drawings arrive from the design team through Procore, ACC, Aconex or email; quantities go to your estimating system or a structured export. For the design side of the same documents, see tender responses for design firms, and once on site, RFIs and submittals.

Questions

Questions about Bids & Estimating.

What is the best AI construction takeoff software?

It depends on your trades and drawings, and several products do symbol and area takeoff well. The difference for most contractors is less the takeoff engine than what surrounds it: links to your cost database, checks against the specification and quote levelling. We build those around the takeoff tool you prefer, or around model-based quantities where an IFC model exists.

How do you use AI in construction estimating?

Use it to measure, to check and to compare, and keep pricing with the estimator. AI measures quantities from drawings, lists items in the specification that the estimate does not cover, and lays subcontractor quotes side by side with their exclusions. The estimator then applies rates, judges risk and builds the price, with more of the bid period left for that work.

How accurate is AI quantity takeoff?

It varies by trade and drawing quality, which is why we measure it on your past tenders before you rely on it. Clean vector drawings with consistent symbols do well; scanned sheets and dense services drawings do worse. Every quantity links to the region it was measured from, so an estimator can check the ones that matter quickly.
