In context

AI for real estate means reading the documents a property business runs on (leases, title, surveys, rent rolls, tenant messages) and turning them into structured, checkable records. We build it so every figure carries a citation and a person stays accountable.

Where it breaks today

01

The asset lives in PDFs

A building is a stack of documents: the lease, every deed of variation, the side letters, the service charge budget, the survey. The rent roll in Yardi or MRI is a summary of them, and nobody can say with confidence when it last agreed with the paper.
02

Diligence runs on a deadline

An acquisition gives a team a data room of thousands of files and a few weeks. Junior staff abstract leases by hand, and the break option buried in a 2019 side letter is exactly what gets missed under time pressure.
03

Generic AI tools guess

Most tools for real estate agents write fluent copy and confident summaries. Fluent is not the standard. A listing claim, a lease term or a valuation input has to be traceable to a document, or it is a liability.
OUR APPROACH

How AI is used in real estate, done carefully

The useful AI in real estate is mostly unglamorous. It reads leases and abstracts them into fields your property system understands. It reconciles a vendor rent roll against the documents in the data room. It drafts the listing from the facts on file. It answers tenants about repairs and rent, and sends the gas leak to a person immediately.

Our design rule is that the model reads and drafts while a professional decides. A lease abstract shows the clause behind each value and flags where a later document changes it. A valuation pack assembles comparable evidence; it is not the valuation, which a qualified valuer signs under the RICS Red Book or your local equivalent. Listing copy is checked against fair housing and consumer protection rules before an agent approves it.

That is also the answer to the question we hear most: is there a ChatGPT for real estate agents? General assistants exist and are fine for drafting emails. What they cannot do is read your portfolio, cite your documents and write back to your systems. That is the part we build.

HOW IT DEPLOYS
PHASE 01

Pick one document flow

Usually lease abstraction or tenant messages. We sample real documents, agree the abstract schema with your asset managers and measure how long the work takes today.
PHASE 02

Build against the system of record

Extraction and drafting wired to Yardi, MRI, Argus Enterprise, AppFolio or your CRM, with citations on every value and an exceptions queue for anything uncertain.
PHASE 03

Hand over the review

Your team reviews exceptions, not everything. Accuracy is measured against a labelled set of your own leases before anyone relies on it, and sampled after.

What we build

01

Lease Abstraction and Data Rooms

Leases, amendments and side letters abstracted into a structured schedule with a citation on every term, and a reconciliation against the vendor rent roll that lists every disagreement.

02

Listings and Valuation Packs

Listing descriptions drafted from the property record and screened for unsupported claims, plus comparable evidence packs that a valuer reviews and signs.

Tenant and Property Operations

An AI agent for property management that answers tenants, logs repairs to the right contractor and routes anything urgent or sensitive to a person first.

04

Portfolio Question Answering

Ask across every lease in a portfolio (which units have a break in the next 18 months, which reviews are upward-only) and get an answer that links to each clause.

Questions

Questions about Real Estate & PropTech.

How is AI used in real estate?

Mostly on documents and messages. AI abstracts leases into structured schedules, reviews data rooms during acquisitions, drafts listing descriptions from the property record, assembles comparable evidence for valuers, and answers tenant enquiries about repairs and rent. The valuable systems are the ones connected to your property management software and your documents, with a citation on every value, rather than general chat tools working from memory.

Is there a ChatGPT for real estate agents?

General assistants such as ChatGPT or Claude can draft emails and listing copy. What they do not do on their own is read your listings database, your leases or your CRM, or check a claim against the property record. A custom system does: it drafts from the facts on file, flags anything it cannot support, and leaves the agent to approve. That grounding is the difference between a useful draft and a misdescription complaint.

What is the best AI for real estate?

It depends on the job. Off-the-shelf tools are a sensible choice for virtual staging, social posts and CRM follow-ups. Where the work depends on your own documents (lease abstraction, due diligence, portfolio questions, tenant operations wired to Yardi or AppFolio) a system built around your data and review process usually outperforms a generic tool, because it can cite sources and write back to your systems.

Can AI value a property?

An automated valuation model can produce an estimate, and lenders use them for some decisions. A formal valuation is different: in the UK and much of Europe it is signed by a qualified valuer under the RICS Red Book or a national standard. We build the evidence side (comparables, lease terms, floor areas, each with a source) so the valuer works faster. The figure and the signature remain theirs.

How do you handle tenant personal data?

Tenant names, payment histories and messages are personal data under the GDPR and UK GDPR. We design for it: processing stays in the EU or your chosen region, models are not trained on your data, access is scoped by role and every read is logged. Whether the lawful basis and retention periods are right for your business is your determination, with your data protection lead.
